Zone valve

Zone valves let a single boiler heat different parts of the house independently, each with its own thermostat. When one room stays cold while the rest of the house is fine, a stuck zone valve is a common culprit. They are a normal wear item on the hot-water systems found in many older Corridor homes.

Why zoning is hot-water heat's quiet superpower

A zoned hydronic system heats the rooms you are using to the temperature you want and lets the rest idle — upstairs bedrooms cooler at night, the finished basement warm only when occupied — all from one boiler. Each zone valve is a small motorized gate that opens when its thermostat calls and tells the boiler and circulator to run. That independence is a comfort and efficiency feature forced-air systems struggle to match without expensive damper systems. It also means the valves are the moving parts of the system: they cycle thousands of times a season, and like any motorized wear item, they eventually get tired.

One cold zone is a clue, not a mystery

When a single zone stays cold while the rest of the house heats normally, the suspects are short and ordered: the thermostat, the zone valve, then air in that loop. A valve stuck closed leaves the zone cold; one stuck open overheats a zone whose thermostat is satisfied — both patterns point straight at the valve head. An audible hum or buzz from the valve body, or a valve hot to the touch without opening, are the classic sounds of a motor straining against a stuck gate. These are routine repairs, and having them checked at the fall boiler tune-up beats discovering a dead zone during a January cold snap.
