What tankless really buys you — and what it asks in return

The honest pitch for tankless is endless hot water, a closet's worth of reclaimed floor space, no standing tank to rust through and flood the basement, and a service life that can run well past a tank's — condensing units like Navien's also squeeze far more heat from each cubic foot of gas. What it asks in return: a higher upfront cost, often a larger gas line and new venting during the conversion, and — critically for Eastern Iowa — a real maintenance commitment. Our hard water scales heat exchangers, and an annual descaling flush is the difference between a twenty-year appliance and a ten-year one.

When tankless fits — and the sizing honesty that makes or breaks it

The strongest candidates are households that outrun their tank regularly, homes where the tank's floor space is wanted back, and anyone replacing a heater who plans to stay put long enough for efficiency to pay back the install. The make-or-break step is sizing by real simultaneous use: count the fixtures that genuinely run at once, and insist the math uses Iowa's winter groundwater temperature, which can cut a unit's brochure flow rating roughly in half. An undersized unit that runs lukewarm every January sours owners on the whole technology when the actual failure was the arithmetic.
